Jan Somers and her husband Ian can trace their interest in property back to 1972 and the first thing they discovered is that residential property, properly financed and kept long term is a wonderful investment. They have large property holdings and have acquired a reputation in the property investment industry for advocating long term solid investments. Ian’s Property Investment Analysis program has become an industry standard.

This book shows you how to build wealth through asset accumulation and shows you how important a consistent investment strategy is. Jan outlines an investment strategy that is not new: it is not complicated and it is definitely not get rich quick. One of the foundation principles is the need for planning and then action. How much will you need on retirement? A retirement ready reckoner will reveal how big you property purchases will need to be to retire at the level that would satisfy you.

Some of the chapters are particularly insightful:

Why property is better that traditional superannuation;

Shares versus Property;

Typical tax deductions;

The costs of buying and selling;

Understanding the what ifs.

This is a book that every property investor should read. The book is divided into 3 sections.

Section 1 : Melvin and Chan lay out a solid property investing strategy and answer many of the questions that first time investors ask.They dispel the myths and misconceptions about property in a clear easy to understand manner. Myths like : The Property Market will crash or You Need to Sell to Make a Profit or Debt is Bad or Pay off your House as Soon as you can.

Section 2 : Here they cover how best to ensure your investment is safe and what they would consider the most advantageous financial structure for a secure property investment.

Section 3 : Is devoted entirely to “Inspiring Real Life Stories”. There are many success stories and what is uplifting about these is the fact that the people involved are no different to you or I but they have acted and are reaping the benefits from the passive income that their investments generate.

Like most books on investing Melvin and Chan emphasise it is time and not necessarily timing that makes for a solid long term gain.

Have you ever thought how the rich get richer and the poor stay in the poverty cycle. I did and I was determined to find out why. The rich borrow to invest long term for greater financial gains, in other words they use the bank’s money to build up substantail financial portfolios. If they could do it so could I.

I chose residential property investments because it is a low risk investment with high long term gains. This was going to be my personal superannuation scheme and it has given me much higher returns than any institutionalised superannuation program would have done. This is especially true in the current financial situation.

The formula has not changed and I do not have a patent on it but it works if all the rules are followed. I love property and I love to show others the possibilites and options that residential property invesment delivers.
